Records may be viewed for free or printed for $2.00 per page online through this website, as well as, the traditional viewing available in the Town Clerk's Office for the older records.

Copies

Copies obtained in the Prospect Town Clerk’s Office:

  • Copies of Land Records: $1.00 per page, plus $2.00 fee for certification
  • Copies of Land Record Maps: large $7.50
  • Use of Battery-Powered Scanner: $20.00 per occasion

 

Cash or check are the only acceptable forms of payment.
Credit cards are not accepted.

 

Fees for Recording Documents (New Fees)

Documents for recording must have an original wet signature.

Effective July 1, 2025, recording fees are $70.00 for the first page plus $5.00 for each additional page or portion of a page of the same document, excluding any document with a nominee.

If the document has a Nominee (such as MERS or DART), the fees are as given $160.00 for the first page and $5.00 for each additional page. If the document is a Release or Assignment with a Nominee as the Grantor, the fee is a flat $160.00.

(Fees for land records, conveyance tax, and copies are established by the Connecticut General Statutes) Please note that new fees must be paid for any document received by the Town Clerk on or after July1, 2025.

  Conveyance Tax

A Conveyance Tax is due to both the State of Connecticut and the Town of Prospect on all property transactions. An OP-236 must be filed with every property transfer or sale:

State Conveyance:

• Residential Property and Unimproved Land: .75% of transaction price
• Residential Dwelling over $800,000: .75% of $800,000 plus 1.25% of the additional amount of transaction price
• Non-Residential except Unimproved Land: 1.25% of the transaction price

Local Conveyance:

  • All Categories: .25% of the transaction price

 

Fees for Recording Maps

  • Map Filing: $20.00 each
  • Maps of Subdivisions of 3 or More Parcels: $30.00 each

 

On July 12, 2021, Public Act Number 21-173, an Act Concerning the Removal of Restrictions on Ownership or Occupancy of Real Property Based on Race (PDF) and the elimination of the race designation on marriage licenses, was approved. The electronic forms associated with this act can be found as given. Hard copies of these forms can also be picked up at the Town Clerk's Office.
