Records may be viewed for free or printed for $2.00 per page online through this website, as well as, the traditional viewing available in the Town Clerk's Office for the older records.
Copies
Copies obtained in the Prospect Town Clerk’s Office:
- Copies of Land Records: $1.00 per page, plus $2.00 fee for certification
- Copies of Land Record Maps: large $7.50
- Use of Battery-Powered Scanner: $20.00 per occasion
Fees for Recording Documents
$60.00 for the first page plus $5.00 for each subsequent page or portion of a page of the same document.
Documents for recording must have an original wet signature.
If the document has a Nominee (such as MERS or DART), the fees are as given $159.00 for the first page and $5.00 for each additional page. If the document is a Release or Assignment with a Nominee as the Grantor, the fee is a flat $159.00 (even if it is a multiple-page document).

Conveyance Tax
A Conveyance Tax is due to both the State of Connecticut and the Town of Prospect on all property transactions. An OP-236 must be filed with every property transfer or sale:
State Conveyance:
- Residential Property and Unimproved Land: .0075 x consideration
- Residential Dwelling over $800,000: .0075 x Consideration plus .0125 x amount over $800,000
- Non-Residential except Unimproved Land: .0125 x consideration
Local Conveyance:
- All Categories: .0025 x consideration
Fees for Recording Maps
- Map Filing: $20.00 each
- Maps of Subdivisions of 3 or More Parcels: $30.00 each
